Terms & conditions

1. General



1.1 These terms and conditions apply to all guests of Het Spoel VOF, on the premises and in the accommodations of Het Spoel, located at Goilberdingerdijk 41, 41A and 41B.

1.2 By making a reservation, through any channel, the guest agrees to these terms and conditions.

1.3 The owner of Het Spoel VOF reserves the right to deny access to guests in case of violation of these terms or the house rules.

1.4 If the terms of a booking platform (such as Airbnb or Booking.com) conflict with these terms, the conditions of the booking platform shall apply.


2. Reservation & Confirmation


2.1 A reservation is final after written confirmation by Het Spoel VOF or a booking platform (e.g. by email), and after receipt of full payment or a deposit, depending on the channel used.

2.2 Het Spoel VOF reserves the right to refuse reservations or orders without giving reasons.

2.3 Orders for extra services will only be provided after confirmation. Less than one week before arrival, availability must first be checked. Only orders through the Guest Guide are accepted.

2.4 Guests are responsible for checking in advance whether the accommodation is suitable, using the detailed information in the Guest Guide.

2.5 Guests may use the entire premises, including the Spoelweide, except for the areas indicated on the Guest Guide map as belonging to another accommodation.


3. Payment


3.1 Accommodation costs must be paid no later than 21 days before arrival. If the arrival date is within 21 days, payment must be made immediately.

3.2 Any extra services can be ordered and paid for directly via the Guest Guide.

3.3 If the number of persons exceeds the number previously agreed, additional costs must be paid via the Guest Guide.


4. Cancellation and No-Show


4.1 Cancellation up to 42 days before arrival is free of charge. Any costs already incurred by Het Spoel VOF (such as administration or transaction fees) will be deducted.

4.2 For cancellations between 42 and 21 days before arrival, 50% of the total amount will be charged. For later cancellations, only the cleaning costs will be refunded. Guests are advised to take out travel cancellation insurance. Cancellations must be made via the channel through which the booking was made.

4.3 In the event of a no-show (failure to appear without cancellation), 100% of the total amount will be charged.

4.4 In case of early departure (e.g. as a result of article 1.3), no refund will be made.


5. Arrival and Departure


5.1 Check-in is possible from 16:00. Instructions for arrival and departure are described in the Guest Guide.

5.2 Check-out must take place before 11:00 on the day of departure. Please follow the instructions in the Guest Guide.

5.3 Check-out must always take place before 11:00. Late check-out is not possible, as we need the time to clean and prepare the accommodation for the next guests. Exceeding the check-out time will result in additional charges and access to the accommodation may be denied.

5.4 It is usually possible, by prior agreement, to park or leave luggage outside these times.


6. Responsibility and Damage


6.1 Guests are obliged to use Het Spoel and its inventory properly and without causing damage, and to leave it in a similar condition as upon arrival.

6.2 Any damage or loss will be fully charged to the guest if not reported; otherwise, it will be handled in consultation.

6.3 Het Spoel and Het Spoel VOF are not liable for loss, theft, or damage to guests’ belongings.


7. House Rules


7.1 Smoking is not permitted in the accommodations or on the outdoor furniture. On the premises, smoking is only permitted if it does not disturb others, and cigarette butts must be disposed of properly.

7.2 Pets are not allowed.

7.3 Quiet hours are from 20:00 to 10:00. Disturbances (such as loud music or shouting) are not permitted. Please respect other guests and neighbors.

7.4 Waste must be separated. Food scraps may not be flushed down the sink. Costs for waste separation (€25 per bag) and/or unblocking pipes and resulting damage (e.g. cancellation of the next guest) will be fully charged.

7.5 Be economical with energy: turn off heating and air conditioning when absent or leaving, and close windows and doors.

7.6 Please check at the time of booking whether the accommodation is suitable (using the Guest Guide).

7.7 Report complaints, damage, or dissatisfaction immediately. Often a solution can be found.

7.8 Visitors are only allowed by prior agreement. The maximum number of persons allowed in the accommodation equals the number stated on the booking platform.

7.9 Parking with more than two cars per accommodation is only allowed by prior agreement.

7.10 Treat the accommodation as if it were your own home: be careful with floors and countertops (wipe up spills immediately and avoid leaving items lying around) and return everything to its place.


8. Privacy


8.1 Guests’ personal data will be treated confidentially and will not be shared with third parties unless required by law. See the privacy statement for more details.


9. Applicable Law


9.1 These terms and conditions are governed by Dutch law.

9.2 Disputes shall be submitted to the competent court in the district where Het Spoel is located.
